1. Odor in Home
A smell is the first thing that a potential buyer can notice about your home, before even walking in the front door. First impressions matter, so make sure that the odor is not chasing people away.
2. Home is Too Personal
You want buyers to imagine themselves living in your home. You do not want buyers to imagine you living in your own home. Put away the personal photos and declutter prior to putting your home on the market.
3. Not Making Your Home Available
The more availability there is to view your home, the better chance you will have more buyers through and the better chance you will see an offer on your home. By limiting hours in a day, you may lose that one buyer that was willing to submit a full price offer!
4. Stay Around For Showings and Open Houses
You need to not only emotionally remove yourself from the home, but also physically. Buyers like to look at homes with no added pressure. Similar to what I said before, buyers want to imagine themselves in your home and not imagine you in their home.
5. Not Making Necessary Repairs
Do not leave any obvious items broken or untouched. These items will also not go unnoticed by buyers. For example, if buyers see the doorknob broken on the front door, they will be thinking about what other things are wrong with the house as they are walking through.
